We are license and insured property management group that specialize in obtaining properties for Corporate Traveling professionals that might not want to spend their time in a traditional 300 Sq. ft. hotel room. We work with property owners and investors that are looking to rent out their properties without dealing with the stress and all of the hassle of dealing with bad tenants. We obtain the properties by leasing them from the owner so that they deal directly with our team when it comes to rent and issues that are related to the property. We then get the owners permission to list there property on our database list for all of our corporate traveling professionals to see. So if they are going to be traveling to the specific area for work or for relaxation they have the opportunity stay in a well suited place that is designed and furnished with them in mind. We have standards when it comes to everything that we do.
In order to obtain and maintain this standard, we have specific properties that we look for when searching for the perfect place for our clients. Properties that are in safe neighborhoods, newly renovated properties, we like to keep the properties in tip top shape as if it was ready to go on the market at anytime.
Pros vs Cons Working with Us vs Traditional Tenants:
Property Up keep:
- Pro: Working with Us, You get peace of mind that your properties is going to be well maintain throughout the entire lease. Since we will be having professionals staying in the property it is our sole purpose to keep your property in the cleanest and best shape as possible. We follow industry standard when it comes to cleaning and sanitation. We have a cleaning crew that comes in every few days that will clean the whole property from top to bottom on a consistent basis. That means, cleaning the refrigerator, stove, microwave, bathrooms from top to bottom, floors, windows, blinds, sinks, tub/shower, you name it it's getting cleaned. Also, if their are minor maintenance issues we will repair them ASAP without having to bother you the owner.
- Con: Traditional Tenants, they may clean they might not depending on type of individual that stays in the property. You really won't know if the property has been well maintain until the tenants have moved out. If something breaks the tenant may or may not let you know before or after they move out. If you have minor maintenance issues in some cases the tenant is going to want you to fix it and fast.
Property Safety:
- Pro: Working with Us, it is in our best interest that all parties feel safe at all times. This is the reason we install ring door bell camera's on all of our properties so that we can make sure that their are no uninvited guest/parties of any sort. We also install noise detection systems that can be monitored remotely by our team. If guest get too loud after quite hrs. we can send them alerts right to their smartphone. We Also install nest thermostat in all of our properties, this is so we can control the temperature of the property when no one is there. By having this device we can save you wear and tear on your AC unit. Like I stated before it is in our best interest to give you peace of mind, so your property is completely covered with property insurance up to 1 million dollars.
- Con: Traditional Tenants, They might be a quite little family that might have kids or small kids that love to run around and tear up things. Or they may have pets that they may or may not tell you about that stays inside of the home. Or it could become a party house in which you have no say so on how well they keep your property up.
- Note: We don't allow pets in the properties we obtain there are too many possibilities for accidents to happen; nor do we allow smoking in all of our properties. But with Traditional Tenants you don't get to have that option.
Property Lease:
- Pro: When you lease to Us, we form a mutual relationship you know that you getting a company that is going to manage and maintain your property to the upmost highest standards. We always pay rent on time and we will try our best not bother you at all. There is nothing else that you have to do, but just sit back relax and collect your money for the property. We manage everything, you don't even have to worry about the traditional eviction of bad tenants.
- Cons: With traditional tenants you might get good tenants that are good and that pay on time. Or you might get the bad ones that end up with eviction notices that you have to spend time getting approved and possibly hiring removal and cleaning crew to clean up the damages they left behind.
